Planning Update 2026

Under planning regulations effective July 27, 2026, planning permission is no longer required for rear dormers, side dormers, and up to two front rooflights — subject to standard building conditions. This removes a significant barrier and allows most attic projects to proceed immediately. Beaufort will confirm what applies to your property at your initial site survey.
Important: Building Regulations still apply regardless of planning exemption. All structural work must comply with Part A (Structure), Part B (Fire), and Part L (Conservation of Energy). Beaufort handles all compliance documentation and certification.

Do I need planning permission for an attic conversion in Ireland?

Under the July 2026 planning updates, rear dormers, side dormers, and up to two front rooflights are now exempt from planning permission. Velux-only conversions were already exempt. We confirm what applies to your specific property at your free site survey.
Most attic conversions take 3- 4 weeks on site, depending on whether a dormer is involved and the level of finish. We provide a written programme before starting.
Velux-only conversions typically start from €30,000–€35,000. Dormer conversions range from €35,000–€60,000+ depending on size, dormer type, and specification. All quotes are fixed-price and fully itemised.
